You just moved into your new rental, and everything feels chaotic. Boxes are everywhere, the Wi-Fi isn’t set up, and you’re not even sure which day is trash day. Your first instinct? Call the property manager. But what if I told you that one simple habit could make them prioritize your requests, or ignore them altogether?
What a property manager actually does. As a Property Manager, the job is to keep your home in good condition. That means handling repairs, managing maintenance, overseeing paperwork, and dealing with accounting—not answering questions that were already covered in the materials you received when you signed the lease.
Every minute spent explaining how to get your mail key is a minute not fixing a leaking pipe or helping another tenant with a serious issue. We want to help, and we take our job seriously, but we also need your help to do it well.
Your lease has the answers (if you read it). The lease agreement comes with an FAQ that covers all the basics. It explains how to put in a work order, who to contact for utilities, and how to get access to things like your mailbox. Most tenants never read it. Instead, they ask the same questions again and again, questions we’ve already answered. If you want to be a great tenant and start off on the right foot, take five minutes to read the documents you were given. It really is that simple.

A quick search saves everyone time. Before picking up the phone, ask yourself: Can I find this answer online? Trash pickup, local utility info, and basic how-tos are just a quick search away. Tenants who take initiative get noticed. When you take care of the small stuff, we can take care of the big stuff faster.
Respect works both ways. We want to help when something goes wrong. That’s why we respond quickly to real problems like broken appliances or emergency repairs.
