The rental market has always been dynamic, but what we’re seeing now echoes the difficulties I first encountered when I entered the industry back in 2011. At that time, the market was deeply depressed, with many struggling to find tenants because of high unemployment and economic instability. Unfortunately, we’re experiencing a similar situation today, driven by inflation pressures and an increasingly tough economy.

Inflation has risen sharply, with real-world impacts on essentials like food and gas—costs that the federal government often omits from its official inflation calculations. This rising cost of living has left many renters unable to afford the expenses associated with moving. As a result, tenants are choosing to stay put, particularly in the affordable and middle-class housing segments. This has created a significant challenge for property managers and landlords across the valley, as these units are becoming harder to fill. On the other hand, higher-end properties—those in the $2,800 to $3,500 range—still attract tenants relatively quickly, indicating a split in the market based on affordability.
Despite these challenges, we remain committed to working through these tough times.
